Market Trends: Baldwin County Alabama Real Estate

Sales are improving from North and Central Baldwin County Alabama to the Eastern Shore and Gulf Coast real estate markets.  People naturally gravitate to the beautiful Baldwin County homes in neighborhoods on the east side of Mobile Bay, a convenient 25 minutes from Mobile.  The charming communities offer wonderful water recreation and family activities.

The Baldwin County real estate MLS includes homes in Spanish Forks, Lake Forest, Daphne/Montrose, Fairhope/Point Clear, Fort Morgan, North Gulf Shores, South Gulf Shores, Orange Beach, Ono Island, South Baldwin, Central Baldwin, and North Baldwin.

Several small factors are in play for all of Baldwin County and the Alabama Coastal MLS.  The market has recently experienced fewer home sales above $900,000 and less than $100,000.  There is a demand for more new homes in Baldwin County along with existing homes.  In addition, the market for vacation homes, especially in the Eastern Shore and Gulf Coast areas is strengthening.  Riding a two-year trend, real estate sales in South Baldwin County increased a dramatic 23 percent over January 2012, quite good news from an area away from the coastlines.

While sales are increasing, inventories of homes for sale are decreasing.  This is a healthy chemistry which causes home prices to improve, prompting some sellers to list their Baldwin County homes for sale this spring.  Then homebuyers have a greater selection of homes.
